Farnek Avireal Launches Energy Saving Solution
Leading total facilities management company Farnek Avireal has expanded its operations in the Middle East, still further with the launch of Energy Saving Module ‘System 4000’. The hi-tech intelligent energy saving solution is designed specifically to reduce the electricity consumption and maximum demand of refrigeration and air conditioning systems to the benefit of building owners and the environment.
The Energy Saving Module (ESM) ‘System 4000’ reduces electricity consumption and the maximum demand of refrigeration and air conditioning systems by improving their performance and maintaining temperature control, which during recent field trials in Dubai achieved savings of between 15 – 25 per cent. The optimum solution to cut electricity costs ensures quality and performance with a return on investment in excess of 50 per cent per annum.
Markus Oberlin, General Manager, Avireal Middle East LLC, said, “ESM interfaces with all types and makes of air conditioning and refrigeration controllers, from the simple thermostat single condensing systems, to the most sophisticated computer based multiple compressor parallel systems.”
Temperatures in buildings vary, during the day with offices full of personnel compressors need to work harder to maintain a fixed temperature. During the evening when many commercial buildings are empty, the opposite comes into effect. Conventional controls, even on the most sophisticated A/C & Refrigeration systems, only operate when they reach fixed absolute values which in turn switch compressors on or off or simply adjust capacity.
Building maintenance engineers will set the desired temperature using a range of values called ‘dead band’ above and below the average temperature they wish to achieve. This avoids the compressors stopping and starting too often as the temperature fluctuates during the night and day, and ultimately prolongs the life of the compressors.
The ESM microcomputer records the absolute switching values of the primary controller and also measures the rate of change of both the rise and fall of temperatures during the operating cycle of the compressors.
With this data ESM computes a reference heat load to match the cooling capacity and then calculates variable operating parameters called Load Proportional Differential Adjustment (LPDA). LPDA minimises compressor operation within the absolute switching values, with a resultant reduction in compressor run time, reduced electricity consumption, whilst maintaining the required temperature.
ESM has been successfully installed in over 25,000 locations throughout Europe, Australia, Asia, and America.
About Farnek Avireal
Farnek Avireal is joint venture between Zurich-based real estate and facilities management company Avireal AG, along with its local business partner Khalifa Juma Al Nabooda Group and Farnek, a leading local facilities management services provider. Farnek Avireal is now one of only a handful of organisations in the region to offer total facilities management from cleaning to security and technical maintenance to energy management.
The new venture has formed one of the most comprehensive facilities management companies in the Middle East, with over 1,000 employees, with a wealth of experience working with quality IT systems, such as the luggage system at Zurich International Airport.
Farnek Avireal specialises in the consulting and operating of commercial and complex building infrastructures. It also has the expertise to offer a comprehensive interdisciplinary approach to the administration and maintenance of buildings and real estate throughout their entire life-cycle including technical, energy and environmental audits and benchmarking.
Farnek Avireal now maintains over 500 buildings accommodating in excess of one million square metres. They clean more than 500,000 square metres of commercial and residential space. They protect over 100 properties in Dubai, keep 100 installations fully operational and can reduce buildings’ energy costs by up to 25 per cent.
