Nakheel’s premier golfing community, Jumeirah Golf Estates reaches an important landmark in early November, when the first villas are put on the market.
The first phase of the 121 luxury homes on the Lime Tree Valley development, which line Greg Norman’s eco-signature Earth course, go on sale from the 7th November with a public launch at the Majlis Al Mina, Mina Salam at Madinat Jumeirah on the 8th November.
The 4 to 6 bedroom villas range in size from 4,200 sq ft to 6,995 sq ft, and have been designed by internationally-renowned architects Godwin Austen Johnson to have a Spanish feel, reminiscent of the Mediterranean villages of Andalucia.
The villas will be finished with a light cream to white render, stone, shutters and clay tiled roofs, reflective of the regional background. Carefully planned interiors offer a wide range of options for purchasers, who can customise kitchens and master bedroom en-suites.
Plot areas range from 7,000 sq ft to 14,200 sq ft and more than 75 per cent of the villas have direct views of the Earth course’s fairways and greens. All of those without golf views look out across the lake or across landscaped park areas.
There are a range of types of gardens that can be selected as optional extras, including pool options.
Lime Tree Valley is being developed by CHI Development Group, a UAE-based developer which has brought together a portfolio of partners to create a world-class development. In addition to Godwin Austen Johnson, CHI is working directly with two local established contractors who will build both phases of Lime Tree Valley via a negotiated arrangement rather than by competitive tendering. In order to maintain a third party level of quality control, CHI has secured the services of Bureau Veritas, a global accreditation company to audit the quality of the design and construction. CHI has also engaged Investment Boutique, a specialist market research company which has provided detailed input into the design process for the development.
Roger Wakeham, Director of Development of CHI, said, “It was clear from our initial research that, while there is an abundant supply of apartments in Dubai, there is a shortage of high quality villas. Lime Tree Valley seeks to meet that need, moreover these villas will be located on the first truly ‘golf residential community’ in Dubai.
“The villas themselves have been designed to provide a unique living space for each owner, personalised fully to their desires.
“And as with all of Jumeirah Golf Estates, space outside the home is a key part of the development. Each home has plentiful garden space, with pools if desired, and the environment of the course and the wider development gives full recognition to the importance of ‘outside living’.”
Better Homes has been appointed as principal sales agent and Walter Hart of Better Homes added, “With more than 100 agency partners and franchise offices around the world, Better Homes certainly has international reach. More important is the strength of its UAE team, as we expect strong interest from UAE residents who want to ‘trade up’ to these beautiful villas.”
All Lime Tree Valley villas will come with complimentary membership of the Jumeirah Golf Estates Country Club. Residents can also apply for golf memberships at the time of reservation.
Lime Tree Valley (www.limetreevalley.ae) is one of seven residential developments planned for the Earth course. The second of Greg Norman’s two courses at Jumeirah Golf Estates, Earth’s dramatic natural elevations – a first for any course in Dubai – and its myriad trees will demand a well thought-out approach from the tee. Broad, rolling fairways will be broken on several holes by the omnipresent watercourse, strategically positioned to add to the challenge of the holes.
David Spencer, chief executive officer of Jumeirah Golf Estates, said, “Work on both of Greg Norman’s courses is progressing well and we’re really starting to see things taking shape. It is great to see the first sales starting and we are sure demand will be high, given the unique strengths of the Jumeirah Golf Estates.”
Greg Norman’s Earth course will open in 2007. The 121 villas on Lime Tree Valley will be completed from middle of 2008 through to the Autumn.
