ALBAWABA - Burj Azizi, set to rise 725 meters with 132 stories, is poised to become the world’s second-tallest structure after the Burj Khalifa, reaffirming Dubai’s reputation for pushing architectural and engineering boundaries.

Scheduled for completion by 2028, this AED 6-billion project will feature world-record-breaking amenities, including the highest hotel lobby, nightclub, observation deck, and restaurant* globally. Designed to be a vertical destination, the tower will stand as a symbol of Dubai’s innovation and ambition.

The tower will house a seven-star hotel, luxury residences, and a vertical shopping mall, alongside wellness centers, cinemas, gyms, and an adrenaline zone offering visitors an unparalleled living in the clouds experience.

A complex multi-use design makes Burj Azizi unique from other skyscrapers, such as New York’s Steinway Tower, which is exclusively residential. The architects faced the challenge of creating separate entrances for its hotel, penthouse residences, mall, and adrenaline zone, all within a 57m x 57m base—one of the narrowest in the world for its height.

AE7, the Dubai-based architectural consultancy behind the project, highlighted the engineering complexities involved. The tower's 70-meter-deep foundation, deeper than the Burj Khalifa’s is concentrated in a small footprint, demanding precise optimization of its core to maximize usable space for residences, hotel rooms, and retail areas.

Wind tunnel testing and advanced structural techniques are being employed to ensure the tower can withstand lateral winds and gravity loads while maintaining its vertical elegance.

The design, envisioned by Azizi Developments’ founder Mirwais Azizi emphasizes verticality through the use of glass blades and mullions that enhance its soaring form. At night, the tower will come alive with a dynamic LED light show, making it a visual spectacle on Dubai’s skyline. The architects ensured the design offers unique experiences from admiring it from a distance to standing at its base, where its striking silhouette stands out amid the city’s skyscrapers.

More than just a towering structure, Burj Azizi is a tribute to Dubai’s legacy of innovation. AE7’s team emphasized that the project is a collaborative effort, made possible by the support of Dubai’s authorities and experts in super-tall structures. As Erik Hokanson, AE7’s design director, remarked, “This is more than a skyscraper; it’s a testament to Dubai’s relentless ambition to redefine the limits of engineering and design.” Once completed, Burj Azizi will stand as a global landmark, showcasing Dubai’s spirit of pushing boundaries and setting new benchmarks in architecture.
