Dubai: Real estate transactions hit Dh5.64 billion during May 2006

There were a total of 224 cash sales during May 2006 and these were worth AED 2.09 billion, 179 mortgage transactions worth AED 3.17 billion and 51 donations of land and property worth AED 375.64 million.

 

The 224 transactions registered as sales by Land Department during the month of May were spread across 57 districts in Dubai. The total area sold was 7.21 million sq. ft.

 

There were 213 transactions involving the sale of 6.05 million sq. ft of open spaces for a total of AED 3.49 billions . There were 342 transactions involving the sale of 1.43 million sq. ft of build, or developed, land.

 

The 10 districts that saw the highest level of transactions by value were:

1.  Al Safouh Second was the top selling district and 16.01 per cent of the month of May's total sales involved land in this area. The prices ranged between AED 1675.52 and 5650.67 per sq ft and averaged AED 3377.98 per sq ft.

 

2.  Port Saeed accounted for the second highest level of the month's sales with almost 9.23 per cent, AED 193.2 millions , of the total registered. Prices ranged between AED 842.91 and 4275.83 per sq ft and averaged out at AED 3648.79.

 

3.  Al Mina with 6.58 per cent, AED 137.77 millions  of total registered sales, was the third best selling area during the month. Prices within the district  ranged from AED 600 to AED 600 per sq ft and a averaged out at AED 600.

 

4.  Emirates Hills Second accounted for 6 per cent, AED 125.61 millions , of the months total registered sales. Prices averaged out at AED 1446.53 per sq ft.

 

5.  Mirdif saw 5.9 per cent, AED 123.39 millions , of total registered sales. Prices ranged between AED 180 and 625 per sq ft and averaged at AED 329.19.

 

6.  Al Safouh First sold 4.72 per cent, AED 98.87 millions , of total registered sales. Prices ranged from AED 1700 to AED 1700 per sq ft and averaged AED 1700.

 

7.  Nad Al Shiba accounted for 3.86 per cent, AED 80.72 millions , of total registered sales. Prices ranged from AED 10 to AED 320.12 and averaged AED 24.67.

 

8.  Jumeira First share of the total registered sales was 3.82per cent, or 79.87 millions  .Prices ranged from AED 411.52 to AED  to AED 1025.98 per sq ft and averaged AED 663.75.

 

9.  Naif accounted for 3.48 per cent, AED 72.83 millions  of total registered sales. Prices paid ranged from AED 1700 to AED 9256.14 per sq ft and averaged AED 5511.21.

 

10.  Al Garhoud share of the total was 3.44 per cent, or AED 72 millions . Prices paid ranged from AED 1650 to AED 1950 per sq ft and averaged AED 1800
